HOA Information

Welcome! These Resident Guidelines provide a simple overview of what helps keep Highland Summit safe, attractive, and running smoothly. For official documents and full legal language, please refer to the HOA Governing Documents.

Resident Rules

  • Only single-family dwelling
  • No noxious or offensive activity
  • Each owner shall maintain and keep his lot in good order and repair
  • No animals except house pets
  • No signs except For Sale or For Rent
  • Trash cans and recycling containers at curb side limited to night before scheduled pickup.  Containers are to be stored in the garage and not outside other than the night before and the day of pickup.
  • No structure of a temporary character, trailer, basement, tent, shack, shed, garage, barn or other out building. No clotheslines are allowed on the homeowner’s property.
  • Building, fence, wall, driveway or other structure or improvement must be approved by the Trustees. The Trustees may appoint an Architectural Approval Committee.
  • No above ground swimming pools.  All in-ground swimming pools are to be approved by the Trustees
  • No solar collectors, exterior television, radio antenna or satellite dish (>3 FT. Dia.). No oil wells.

Parking

  • No commercial activity or the parking overnight of any commercial vehicles
  • Boats, trailers, trucks with a rated gross cargo capacity in excess of one (1) ton, campers and recreational vehicles, shall not be placed or stored in the open
  • No overnight parking on street or unpaved portion of any lot
  • No motor vehicle or equipment shall be repaired or otherwise serviced in front of or adjacent to any residence in the property. No abandoned vehicles.

Fencing

No fences or screening of any kind shall be erected or maintained on any lot without the prior written consent of the Trustees:

  • Maximum height of 48 for full perimeter fencing
  • Fencing shall only enclose the rear yards
  • All fencing must start at the rear corners of the residence
  • All fencing will be either wrought iron or aluminum simulated wrought iron
  • No plastic, chain link, or wood fencing of any kind is allowed.

Annual Assessments / HOA Fees

Current annual assessment is $350.00 per year for each home and includes the following amenities:

  • Common properties maintenance – includes land owned by the Association; subdivision entrance areas and monuments, streetlights, storm water control easements, including retention facilities, and paths.
  • Promote recreation, health, safety and welfare.
  • Security camera
  • Street lights
  • Salting and snow removal on easement roads

Trustees’ Duties and Powers

  • Maintain, improve and operate common properties, including landscaping, shrubbery, decorations, recreational facilities and structures
  • Make contracts 
  • Collect and use assessments for indenture specified item
  • Enforce assessment collection with liens and law suits
